What is the minimum I can borrow?
We lend from £10,000 upwards, secured against UK property.
Is there a maximum?
We lend up to £500,000. The loan is secured against a property in your name.
What is the typical loan term?
Bridging is short-term by nature. Our terms run from 1 month up to a maximum of 36.
Can I use the money however I need?
Yes. Once the funds are in your account you can use them as you see fit - completing a purchase, funding refurbishment, easing business cashflow or covering a personal need.
How quickly can I be approved?
We aim for a decision within 2 hours and funds within 48. Where no valuation or legal checks are needed, it can be faster.
What do you mean by 'security'?
Your loan is backed by a suitable property asset.
What property can I secure against?
Residential, commercial and mixed-use property across the UK, plus land with or without planning permission.
What if I can't repay at the end of the term?
Talk to us early. Where there's a risk of missing the repayment we'll look at options such as extending the term or arranging alternative finance.
Can I borrow on an unmortgageable property?
Yes, provided your exit - usually a sale or refinance - is clear. We can fund the purchase so the property can be brought back into good order.
Will bad credit stop me?
Usually not. Every case is judged on its own merits, and an adverse credit history will still be considered.
Do I need to prove my income?
Usually not. Lending is based mainly on the property value and the strength of your exit.
Are there exit fees?
No. Nothing is charged when the loan is repaid, so the cost stays clear and transparent.
Do I pay anything upfront?
No. There are no upfront fees.
How fast can I get an emergency bridging loan?
We aim to give a lending decision within 2 hours of your enquiry, with funds typically released within 48 hours - though complex cases can take a little longer. We'll always give you a clear timeline upfront.
What's the difference between a fast and a standard bridging loan?
All bridging is short-term, but delivery speed varies by lender. As a direct lender using our own funds, we skip third-party approval committees and complete faster than traditional lenders.
Are you a broker or a lender?
